@Keith Goodwine I'm doing exactly what you suggest, when I drive for dollars I look for signs of distress, If I see a FSBO sign I'll call and see what they are looking for and see if they are motivated at all. I am currently trying to find county records for the code violations, evictions, pre-foreclosure, divorces, and other public records but am having a tough time finding all them. I appreciate the help Keith.

I could be wrong here, but I don't see a deal here. You're basically buying it at above market value when you factor in repair cost. Doesn't make sense to pursue this one in my opinion.

@Justin Silverio Right now the list is at 17,000 for 2015 unpaid taxes for my whole county. I thought about using Michael Quarles system which is

1. Small Text Postcard

2. Yellow Letter

3. Large Text Postcard

4. Typed Letter

5. Greeting Card

6. Zip Letter

Between that, and a unique list I should get a good amount of leads. ill just figure out how to go through these 17k unpaid taxes and figure out which ones are worth mailing to, any suggestions there? Thanks for the help.

@Jack Butala Hey Steven. I am begining my yellow mail campaign and found a list of the 2015 unpaid tax report for my county, would that be a good place to mail to? I don't want to be one of the 10k investors mailing towards absentee owners, is this a good list to mail to? Also, since it is August, is there a month where this would be a better option to do rather than wait till August to send out mailings for the previous years unpaid taxes? Thanks in advance.
