Mailing list advice.

This will be the first time doing a mailing, I am focusing on a city in NJ Can someone advise me what should be the first list I should send out to? 

Also are these companies that send the letters reliable? I found one company yellowletterservice.com

I'm not familiar with that particular entity. I used @Jerry Puckett on here for years. Great guy. He does some mentoring/coaching for free when you use him. When I was starting out that was what I needed and it worked out great. 

I would target either high equity absentee or high equity seniors with 10+ years of ownership. Realistically I'd start with the absentee list and go from there.
