Hell,

I'm starting my yellow letter campaign this week and was trying to get some opinions as to who I should mail to? Besides driving for dollars, which iv'e done and have a decent amount of leads, I also want to send out yellow letters from a certain list. I do not want to target absentee owners since every investor iv'e ever talked to does that, any other suggestions. I do have the tax records for last year, everyone who is behind on backed taxes. Would that be a good idea to mail to? Thanks for the help in advance.

I'm in a similar situation, I'm a realtor/investor while in school full time. This is a question only you can answer and will depend on what you want to do, there is no right answer. Your plan is a good one in my opinion. Finish school if that is what you're determined on doing, and certainly shadow an investor in the area to gain knowledge, and maybe partner on a few deals. On your spare time you could go bird dog for a local investors and hopefully get a few deals out of it. You're young and on the right path, continue to learn, grow, and network. The only suggestion I would make would be to find a local REI club and just network. Hope some of this helps.

@Alex Perez most important go find a local REI group, look on sites like meetup.com or just google local real estate meetups. That is where I have met all my resources like Lawyers, Mentors, CPA's, Title companies, etc. There are tons of investors there that will be looking for a bird dog, hope this helps out some.

Of course i'm going to be following the law and doing everything ethically, i'm just preparing for the what ifs. Than you for the help.

Thank you very much @Robert Feldman. I buy properties through my LLC, just bought my first one through it, and I am planning on building up a rental portfolio in future. Iv'e heard, talking to a few attorneys and CPA's, that multi-member offers more protection which is what i'm aiming for. I will have a friend being my other member, 1%, in which he will contribute to the LLC. Thank you for the resources and feedback, I will certainly check them out.

My parents will not co-sign me, and I do have enough for a down payment. The down payment, credit score are not the issue, it's the lack of employment which hinders me from getting a mortgage. Thanks for the help David.

Thanks for the help Dan, renting by the room is a good strategy considering i'm within 1 mile of 3 colleges.
