Thanks guys! Yes wholesaling is a whole different adventure lol. Many attorneys do not even understand it. I have many to call tomorrow. I will definitely add these to my list.

@Daniel Fitzroy man YouTube has been my friend. I've learned a lot.

I'm a little strapped at the moment but I'll make it happen eventually. I get the fake it till you make it just not sure I fully agree. It's not who I am. But hey if I'm confident, people know I'm for real.

@Eric M. I don't recall saying that I know nothing. I AM new. Doesn't mean I won't hustle for the rest of my life and hit my goals. I'm not really trying to portray myself as anything other than what I am. Because this is a forum I'm using to gain insight, knowledge and experience. Which requires me to look ignorant. I mean it's how you learn 🤷‍♀️ I haven't been looking at this as a sort of business meeting or a way to find a partner. I guess other people are using it for that? This is for my questions. I've found 3 deals this week because I'm always looking. They do not last long. With no capital how could I possibly have any "on hand"? I know I need a partner. I'm curious to see the other creative ways people started in this.

I'm a little lost on how to begin. Looking for some opinions. I do not have capital. I MAY have a lender for down-payment. What is the best way to go about this. If anyone has a good hard money lender please DM me. How did any of you find private lenders and skip the middle man? Did any of you start doing flips with no cash on your own? I hate the fact that I would have so many peoples money in this but I can not think of any other way. I've watched hot deals pass by me and I'm watching closely. I'm a total rookie obviously and I need a game plan here. I have a few off market deals that are great that I wish I could just pounce on. My credit is good btw but I have no equity and not a lot of income coming in. My eye is on hard money lenders but I have a hunch that some of these people reaching out are not legit or are trying to rip me off. Why would someone be so desperate to lend when they do not even know me. Can someone shine some light for me!? Signed, super frustrated go getter that's not actually going anywhere right now.
