@Abel Curiel I see your point. It is a sellers market where I'm at. It's ridiculous! I think it would be harder and I would have to find sellers that have property here that are out of state or in a situation where they just do not care. Question, do I have to use an attorney instead of a title company? I've gotten mixed info on this. I understand the market is tougher to wholesale in but what I've mostly heard is that people do not want to wholesale due to the laws being more strict. Is this true? For what I've researched it's not much different than other states in that. Am I missing something? Yes I definitely want to have more info. For some insight, I am not looking to wholesale as a career. I am looking to build some income for fix and flips and short term rentals. At that point I would be done wholesaling.

I'm wondering if anyone would like to share a short cap of their story. Have any of you started Real Estate with no money or very little? Where are you now? What niche did you start in? I don't buy into all the hype videos and programs for success. I want to hear REAL stories from REAL people!

In real estate the goal doesn't HAVE to be more real estate. For some it is just a means to be able to run a restaurant or make music. Whatever your passion is. I personally love real estate. I also have other passions. I'm not 100% sure what I want. This is such a cool thread to see how everyone wants different things and as it was said its really about being happy and content with what you have!

@Parker Brooks that's amazing. I definitely have the same goal. No W2. There is a difference between business and calling I believe. I know some of my calling is to encourage people to change their mindsets. Some people have no idea that they can change their life. They believe the lie that they are stuck or powerless. It's rewarding to show someone different. For me I'm learning who to spend the time on and who not to. That can be a difficult thing to learn. But if you spend too much time "ministering" to someone that doesn't actually want the change then you miss out on the willing people that, with guidance , would soar. I love your response!
