Hey all,

I'm looking to build up my connections with wholesalers in the valley. I work in fix/flips and am having a hard time lining up projects. Are wholesalers the way to go or do you guys recommend another way to find deals? Mesa is booming right now and has been where I've been flipping but I'd love to start expanding to Tempe, Gilbert, Chandler, Phoenix areas.

Hey all, I'm looking for a lender who deals in non-recourse loans in Arizona. Currently using Solo 401k to invest and was looking into hard money to leverage available funds. Is this the way to go? Are hard money and non-recourse loans the same thing? I hope this is the right place to post. If not, please feel free to move this post to the appropriate forum. AZ Investors...

I've seen a lot of advertising for short sales lately in the Phoenix area, my question is for those of you that are in this business...first, is it still profitable to start doing short sales in the Phoenix area or are there too many big dogs taking all the business and just too much competition to really get anywhere. Second, would it be best to start off on my own or to look to one of you local "guru's" for advice...

One more thing...

Since I have all you seasoned pro's helping me out here I figured I would ask one more question.

I would like to hear all of your opinions on what is the best way to start investing. I know that's a very broad question but I'm curious to know which strategies you have found to be most profitable.

I am naturally leaning towards fix and flips because of my numerous contacts with contractors that I know are reliable. What do you guys think?

The information you gathered for me has been a big help at steering me down the right path for my individual circumstance. That really is the biggest thing I have learned from reading these posts. There is no right or wrong answer to this particular question.

In my case I have decided that it would be in my best interest to learn as much as I can without actually getting licensed. My business partner is a licensed agent. I believe this will be the best of both worlds. We will be able to use the MLS for comps and other research while still being able to stay away from the potential liabilities associated with holding a real estate license.

All in all your help in gathering these threads for me saved my hours of work. Thank you many times over.
