What would you guys suggest is the best way to find "quality" buyers...and when I find those buyers exactly what criteria am I supposed to get from them for me to start finding REO's that meet their requirements?

Hello Everyone...My name is Jarrett Williams and I am a 21 year old college student trying to break in to the world of real estate. I live in the Phoenix, AZ area where things have been hit pretty hard the last couple of years. I have been around construction all of my life so I have many great contacts but I'm hoping to find some insight into the best way to break into the business whether it be wholesaling, rehabbing, etc. Right now I'm basically looking to absorb as much advice as I can from all of you pro's out there.

I am brand new investor and have been doing research on the various types of investing. After everything I have read I am leaning towards Fix and Flips. I have various contacts and can get pretty good deals from contractors. My only problem is I am stuck as to where to get financing. This is a tough market to start out in and many banks in my area won't even think about lending to an investor. I have heard about Hard Money and Private Money but do not know much about either. Is there a difference between the two? Is one easier to get than the other? Any advice on financing or just getting started in general would be greatly appreciated.
