If you really want to be active in REI you will be not matter what anyone says. People in general sometimes have negative opinions about things that they don't understand.

Hi Justin, I suggest using the TREC purchase contract and maybe even contacting a a  Real Estate Attorney just to be sure that you are protected especially if you are placing the properties under contract in your name. Best of luck to you and welcome to BP.

I am a new to REI and I attending a training that stated you should build your cash buyers list before searching for motivated sellers. What has show more promise for others along the RE journey. I have a good list of motivated sellers with no buyers but no buyer
