New to Real Estate & Wholesaling in the Chicago Area and surrounding counties
Hi Everyone,
My name is Jarrel, I am new to Real Estate and very interested in wholesaling and rehabbing. I am located in the Northern il community near Aurora and Naperville. I have worked previously with small business owners creating an online presence for them. My Partner and I have attended some Real Estate events and now would like to start putting some things in motion when it comes Wholesaling. I started creating a list of motivated sellers, but it has been difficult to find cash buyers. I have been in touch with some potential lenders. In need of some tips or advice if possible

Jarrel, cash buyers are easy to find. Here are three steps to find cash buyers:
1. Attend BP Meetups and REIAs and network. Make it a goal to meet 10 new people every single week. In fact, there's a BP Meetup TONIGHT for Chicago Northwest suburbs. Contact @Shelly F. for more information about this.
2. Find a great deal. Learn what a great deal looks like from a rehabbers' and landlords' standpoints. A great deal markets and sells itself.
3. Once you find a great deal, market it like crazy. I call it eXtreme marketing. Put out 20 bandit signs every week. Put out 15 craigslist ads every day. Call everyone you know (whom you met in Step #1 above) and ask them for help in selling your property. Track all the calls/ emails/ contacts and viola -you're building a buyers' database.
