I have found a property that won't qualify for conventional or FHA/203K. I can't purchase home with all cash either. Plan would be post renovation to make this a primary residence. I have great great and can provide a lower LTV (65% to 75%). What lending options do I have? Would I need to wait 6 months after close for refinance? Would I need to wait until refi to move into the property?

Staring out my real estate investor journey. I am in the Phoenix market which seems like a great appreciation market. I was curious if there is anyone successfully doing BRRRR's in Arizona. I have been looking at several markets. However, being new (and handy) I think it makes sense for me to stay in my market if I can meet my goals.

If so does anyone have a investor minded realtor that has been successful with this strategy?

Thank you for your detailed explanation.  That is a good strategy from a purchase standpoint.  My goal is the underlying asset not the interest paid.  I am viewing this as long term play to feed into a pipeline of rentals and fix n'flips.  I have been doing some quick underwriting on those properties to begin with that end in mind.  


Do I really want to manage this property long term?  

Do i want to invest in a fix n'flip?

Is there an estimate for the foreclosure process in my underwriting?
