Funding for SFH won’t qualify for conventional or 203K

I have found a property that won't qualify for conventional or FHA/203K. I can't purchase home with all cash either. Plan would be post renovation to make this a primary residence. I have great great and can provide a lower LTV (65% to 75%). What lending options do I have? Would I need to wait 6 months after close for refinance? Would I need to wait until refi to move into the property?

Thanks for help and recommendations.
