@Randy Dubiskas - Do you typically just buy your own PPE or do you pay a crew to come in and remove it? I also thought about encapsulating it with 1/4" gypsum.

What is everyone doing with their ceilings that could have asbestos?  Are you sending to a lab?  If it comes back emwith a % how are you addressing it to get ceilings flat and smooth?

@Tatiana Conta no worries just wanted to make sure I understand. It’s definitely tough right now I still think you should aim for 10%. That is what I am trying to do in Mesa. Queen Creek area I am ok with a little lower than that if you think appreciation will be higher.

For me it’s a little bit of a sliding scale. What have you seen when running the numbers?

It will be interesting if rates at least cool it off a little.  Not sure it will though.

Thanks for the advice.  Definitely getting it under market value.  Definitely wanting to not pay hard money why on it for 6 months.  There is an option to make it a vacation rental until I can occupy it as well.

I found a home with purchasing through a wholesaler. They want cash close.  However, I don't have all of the cash to purchase ($500k).  Can I get a hard money loan then convert to traditional. I know most hard money won't allow owner occupied so I would have to wait to live in it until I could get a traditional. Has anyone ever done this to score a deal on their next primary residence?

I had a smoker house. Typically wood and carpet hold in the smell. I think walls can be covered up with Zinser.  I haven't tried Ozone but have heard people have good luck in a couple of days with those and leaving the windows open for a couple of days.  

If it is wood I would try and paint it though with Zinser. If it is carpet it will most likely need to be replaced.
