@Caleb Brown is a great agent and a deal hunter!  I definitely would recommend using him in KC.

Yeah, Do you see flips being successful within a 30 minute drive of your home? If so have you looked into the spread of those. I think trying to get that extra income locally while looking locally and out of state to use the profits of that could help you grow. Also, If flipping is working in your neighborhood would a BRRRR as well to help accelerate your growth in this markets?

I am just starting to get into real estate investing. I have been spending quite a bit of time on My goal is to take some of the cash I have right now and accelerate it through flips by purchasing both STR rentals in Scottsdale. Seems like you have quite a bit of experience in both is why I sought you out. I am looking for deals like this Mesa, AZ Deal where you see a diamond in the ruff which can be value add. Also, if you find something like this can be in a good short term location where I can refinance post renovation these are the properties I am interested in.

I have about $120k (down) to invest with credit lines to do renovations.  Also if you have any lenders as well for investment properties please let me know.  

Can you setup me up with MLS lists for this criteria?

Where does everyone buy their windows and doors for their flips in the valley?  I have been to The Window Depot.  Curious if there are any other gems.  What is your favorite brand for the AZ summers that is best value for money?
