Hello friends and BP community -

Wanted to reach out for some advice.  For a first time flipper/rehabber with limited capital, would it be recommended to go after a 203k loan, a traditional mortgage, or hard money?

@Todd Smith that is a great return. What is the initial investment? What part of Salt Lake is the property located? How much of an investment are you looking for?

Hi @Todd Smith, what experience do you have? Do you have any properties under your belt already? what are the returns like with this house you have found, and what is that market like?

@Sam Newell

Hi Sam, what are investors in the greater SLC doing these days, BRRR, flips, SFH or MFH? Where are some of the growing markets? What do you think of the areas outside of Park City?

Hi @Matthew Hansen, @Amy Kendall and BP world! Are there any REI clubs going on in SLC? What's the market like? Are people in the greater SLC area doing flips or mainlyBRRRR strategy?

Hello friends and BP World -

So here is where I am at: I have been reading and studying and reading and studying and am at the point where the next step to learn is to just jump in. I want to do a flip to begin with, followed by a BRRRR, and then another flip. This process will allow me to build up enough capital to begin to think about creating a diversified RE portfolio, inclusive of wealth preservation, flips, and rental properties. I am focusing on the Seattle-Tacoma area as these homes are more in my price range. I have a bit of capital that I can tap into, however not enough to cover the 50k-100k price of the home. I believe I need to pursue some hard money lenders - could anyone shed some light to a newbie as to how this process works, what I should be looking for, or recommend any lenders? Also, would anyone have any knowledge of reputable contractors in the Seattle-Tacoma area? Lastly, if anyone in the community has a flip business they are running well - I would love to assist and add value in any way possible, kind of like an apprenticeship. I have an incredible focus and work ethic, paired with a finance and analysis career background which I feel can create tremendous value in this industry.

Any feedback, positive or negative, is very welcome.

Thanks!

Hi @Adrian Chu, I am interested.  Let's talk about what the market has to offer.  My cell is 8018090598.

@Adrian Chu  This is great ( I know it is a year old, but I still enjoy reading the success stories).  Do you have any deals under 100k you're interested in partnering up on?

@Account Closed  Thank you kindly John for this incredibly detailed and honest post.  Congratulations on your success and I wish you more to come!

I am a new person to the site and am looking to follow your path and invest as such in the greater Seattle area.  Would you be willing to share some more of your experiences and knowledge over coffee/lunch sometime?
