First Flip Starting Point - Seattle

Hello friends and BP World - 

So here is where I am at: I have been reading and studying and reading and studying and am at the point where the next step to learn is to just jump in. I want to do a flip to begin with, followed by a BRRRR, and then another flip. This process will allow me to build up enough capital to begin to think about creating a diversified RE portfolio, inclusive of wealth preservation, flips, and rental properties. I am focusing on the Seattle-Tacoma area as these homes are more in my price range. I have a bit of capital that I can tap into, however not enough to cover the 50k-100k price of the home. I believe I need to pursue some hard money lenders - could anyone shed some light to a newbie as to how this process works, what I should be looking for, or recommend any lenders? Also, would anyone have any knowledge of reputable contractors in the Seattle-Tacoma area? Lastly, if anyone in the community has a flip business they are running well - I would love to assist and add value in any way possible, kind of like an apprenticeship. I have an incredible focus and work ethic, paired with a finance and analysis career background which I feel can create tremendous value in this industry.
