@Bill Gulley I was going to say seller financing as well.  Maybe 20-50k in cash would be enough for her to take you seriously, with some interest on the back end after the sale.  @Jonathan C. that certainly seems like a good opportunity. Did you post a link in the Marketplace forum?

Check with the county auditor to confirm exactly how behind they are on the taxes.  They might be lying to you, or not sure exactly how much.  Ask them if they have had a home inspection done, and if they would be amicable to sending you a copy.  Free housing inspection would be huge.  If you are concerned they might be hiding something, you may want to have your own inspection done.  Once you get an idea of how much work it has to have done, then keep a number in mind for your own purposes.  Don't look at the 45k, figure out what would be a good price for you!  Hope that helps.

I am moving to Houston this summer.  I know that market is hot, just like Dallas is.  I actually have an aunt that lives in Frisco @Wai Chan.  What are most of the investor teams out in Dallas like, large?  Well-managed & small?  Are there any cities on the outskirts that are starting to gain value because the city has expanded so much?  I am kind of trying to network w other investors in TX (I lived in Houston 2010-2013) and am moving back.

@Josh Roberts Welcome.. thats awesome man.  San Diego is such an awesome rental market.. especially if they are in a good area and you can manage them yourself.  If I were you, I would look into networking with other investors or lenders for some private money.  That depends on how good of a deal it is and where, but if you already have a few deals under your belt, connect with as many people on bp, meet them locally, chat them up, and they might be able to help you fund some more rentals.  Jealous of the weather out there in SD!

@Zach Mitchell I would go talk to the neighbors too, if you get a chance.  I know it might not be the ideal thing to do in that area, but at least you can get a sense of the 'behind the scenes' stuff going on w the property.  Has the owner proven to you that the tenants have all been paying on time for a long period of time & how has he proven this?  Just my pov... rentals aren't exactly my thing but I can see where your concerns lie.  Completely valid.

@Patrick H.... I was in a similar situation and just quit my job on Feb 6, 2015.  Been investing casually for 3 years but i figured it was time to amp it up.  I figured I would make more money in real estate and eventually replace my paycheck I got from being a lawyer.  Inbox me if you need any advice on Jerry Maguiring! Lol...
