I hate to be a contrarian, but never would I allow someone to call up my top 3 clients and have them be harrassed, by my every potential new client. Everyone appreciates their privacy/time and more so a landlord using a manager as they are typically tired of dealing with it.

Again, you will find more success with networking for a good property manager.

As to the license issue, most states have the LPOA exemption and licenses are not required to be a property manager. It is NOT a concern if they are unlicensed.

My experience with a city left a bad taste in my mouth. 'Eminant domained' an entire neighbhorhood with my properties and assessed the value far below my financing and I lost all of my equity. It was very expensive to fight city hall.

The only two deals I lost money on.

As a suggestion, the best way to find a great property manager is through networking.
In this economy nearly all of the real estate agencies have a property management division but their quality is par.

If you find a property management and investment group that rehabs, holds, and manages, in your area you will likely get much better service. They typically have all of the relationships for each of your needs at a much lower cost due to usage.
In addition to that, due to their rehab projects they typically get reduced pricing on repairs, materials.

Real Estate agents are great for knowing the investors in the area that also manage.
