@Jason Boice what towns are you looking in?

A lot of stuff taught on here are ideal numbers and unrealistic. However, there should be no problem finding something that cash flows. Brrr strategy is a bit tougher though.

@Barry Friedman Connecticut is probably your best bet and you'll have to go a decent drive away to find something in that range that is overall in decent condition

@Noel Puello I highly recommend doing some house hacking and getting a house for 3.5% down.  It will allow you to keep a lot in your pocket for miscellaneous repairs and also get you used to being a landlord.  Living in the unit gives you a great perspective on what's going on with the house.  Also, you can always move out a year later if you're not a fan of living there.  
What's great about this too, you'll be able to purchase another investment so much quicker if you start with 20 or 30k in the bank after you purchased your first place.  Most people have to start from scratch after the first.
I agree with others on looking in Connecticut or Pennsylvania.  You want solid cash flow.  Covering just your expenses isn't enough IMO

@Shirley Rozenshteyn I generally believe my first 2 years will go into repairs and upgrades.  Especially since I like to try and maintain a higher quality of life for my tenants.   Ive never heard of a town requiring 3 exits.   That sucks majorly.  I don't touch Hartford though.   I feel like more are f class than anything in that area.   Very few of what I'd call C.

As a smaller investor, should you be loyal to a realtor?

I don't think there's one right answer to this.

So you know im a realtor and today I got the inside track on a wholesale deal. I partnered up with someone who has been an extremely loyal client of mine and we've done deals in the past together. Individually where he worked on my investment or I helped him purchase a place and as a team where we both buy together.

I have 3 truly loyal clients and 1 loyal realtor where they are my go to on anything I think is worth while. Each has different wants/ needs so the deal needs to make sense for their investing style.

On the flip side, I have a ton of investors who work with any agent who brings them a deal.

Those guys definitely get more opportunity but do they get the inside track? If one deal only makes sense for them then sure.

Some of them are larger investors and definitely get the inside track. You know they'll close and you know they aren't tire kickers. When it makes sense you involve them.

What's your thoughts?

Btw if you're going to be loyal, make sure it is to someone who knows investments. Being an agent doesn't guarantee they know investments.

@Erica Gregory section 8 isn't horrible. Some are great tenants if they're treated like human beings and youI take care of the property.

@Zachary Watters the new haven market has become very aggressive and the returns are not as high as they used to be. I would look slightly outside the city for the best returns if you're open to that.

I also think you should rent or at least boost for a while and drive around to find the areas you're comfortable with.

In the meantime, figure out what knee of returns you want and what kind of risk you're ok with.

@Mat O'Grady have you tried paying your tenants to get out?   I usually have good success with that.  Also, my attorney usually convinces them to leave within a few weeks before even seeing the judge.  More often than not I'm done in less than 2 months
