23 Yrs old , 40K saved up , wants to invest, how would you start?

Hi everyone,

I’m 23 years old,located in NYC with 40k saved up and want to invest into rental properties. For the investors that are experienced. What would be your first move ? Knowing what you know with all that knowledge, what would you do if you were in my shoes ?

@Noel Puello, first let me say congrats to you! Primarily, for saving up 40k, which most people won't do and then congrats for doing it by age 23! Now that you have cash in the bank, you are in the best position to try and do deals that require NONE of your own money! 

I think it is important to have cash as a safety net, but the goal of a real estate entrepreneur is to find and creatively structure deals that can reduce out of pocket expense. I think that many on this forum would call themselves investors when really what we are, are entrepreneurs!

Look at strategies that allow you to invest as little of your capital as possible. Continue to save but consider using the brrrr method to purchase investment property. Try to use seller financing and or subject 2 to acquire deals. Only use your cash as a last resort. It is good to build the skill of using OPM because no matter how much money you save or earn you will run out of it!
