derby has some good deals, Waterbury is an investors dream/nightmare.   Properties cheap taxes high and you have to really watch your tenants.  I know people who bought 4 families makes over 3k a month for sub 150.  I personally like New haven area.  Rents are good depending in area, tenants are usually good and easier to back fill, prices are a little higher but so is the rent.

I wish I could help you out, my 6 family in Connecticut is 5500 my 3 family is about the same as yours.  I don't know about other states but after all the storms the past few years rates gave sky rocketed

I know there was a rent on Connecticut sucking, but I find a great roi in Connecticut consistently.   For example, I have a lead on a 6 unit multi family that currently tents for roughly 6k a month and costs under 300k.  Unfortunately, my cash is tied up in a flip and I can't currently purchase it.  Rental rates over all in Connecticut a fairly high and if you're willing to go into the cities you can get some great deals.  If you're looking for something simple, check out Memphisinvest.com I own a home down there through them and I've never had any headache.  Memphis seems to have some good returns.

i agree with Wayne.  It sounds super fishy and I think most agents really don't know how to handle it.  On top of that, in my area the reo agents usually don't even deal with their listings.  They rely on buyers agents to show it and usually know nothing about the property because they have so many.

I got into real estate investing in 2006.  Bought my first multi family and lived in it to save up more cash.  Since then, I've flipped some properties and bought some rentals.  After doing that for a while, I realized that I loved real estate and wanted to help others.  So I became a real estate agent and now I get to help others and myself!

I really agree with you a lot on this...especially with the photos.  I can't believe how many places have horrible photos you barely can see and it makes look like a dump.on the flip side I see a lot of photos where someone tried filtering the photos to look more impressive and it looks unrealistic.  I had a client needing to sell a home out of state and I looked at a bunch of agents in his area to see what they did for marketing and photos was on the list for me to look at.

I get what you're saying Matt, I'm just talking about new sorts of things people are doing or different versions of the old things that people are doing.  The sphere of influence is the first thing every agency pushes because it is truly your best shot of getting clients.  There are also really cool ways of getting your name out there now that is outside the realm of typical.  If you go on zillow, you won't see many photos branded because of mls rules. However, you can go on zillow and edit your photos with branded versions.

I'm a huge fan of direct mail and using the USPS's Every Door Direct Mail (EDDM).  What was your offer on the "Just Listed" postcard you sent out?

One way to stand out from the crowd is to offer a free Home  Seller's Guide on all of your marketing material.  Everyone and their mother sends out the Just Listed Cards... add a little twist to it.

 Does thankably do eddm? Everyone I showed the hellobond letter to didn't even realize it wasn't hand written.  But some people may so I'm definitely interested in thankably. 

My just listed card is pretty generic, great photos, basic information on the house and a tag line of if they are looking to buy or sell give me a call.  I love your idea so much better.  The home seller guide, you just give it to them if they call or you give them an email that well automatically send it to them? 

Also, is it a flyer one page thing or do you have something more in-depth? I'd love to see what you have and thank you so much for the fast response.
