I'd say side by side would be better.  If there is a leak it won't damage the unit before it.  If there is a basement it's much easier to run and fix electrical and plumbing.  Also, most people like to be on first floor hence why rent is always higher for first floor in equivalent units.

first, welcome to the community.   Great first step your taking.  I'd suggest doing the live in flip.  However, a 203k really won't allow that because a 203k needs contractors to do the work.  You need something that is livable, just ugly.  The reason I suggest going this route, is because you can still get an fha mortgage on a multi family after you have sold your flip.  I started with a multi family and it gets very hard to get the cash back together to start another project.  If you're able to do a few flips then start picking up multi families, it is much easier.

Target areas, counties or cities: Mainly focus on New Haven County

Do you invest in or out of state (or both): Nearly only in state but do have a single family rental in Memphis, TN

What are you looking for: Clients to help in their purchases and sales, wholesale deals (not houses under contract through MLS and passed off)

Why should others contact you: If you need a Realtor that understands investing and will help you in your process.  Also, if you are wholesaling properties and want to send it my way.  I may not want it but I do have a few investors I work with.

you better be good at it.  I've had some horrible ones where I nearly sued for not doing their job.  A good one Is worth their weight in gold though

yeah it should be fine.however I would look into getting your own lease.  You can pull then off the internet and modify it to your needs.

it's a generic lease that he is using.  That's why the lease says he will pay hot water unless it is heated by the fuel the tenant posted for
