I recommend you have a new 4 point inspection done.  They are only good for one year, but with a new one, you can shop around for better rates.  I shop my insurance EVERY YEAR (though I don't always need to get a new 4 point).  It saved me a TON on my personal home this year, though.  I live in Panama City.  PM me for my preferred brokers.

Congrats and welcome! 

I would add:  Don't quit your W2 job too soon.  You will need this income and documentation to qualify for loans, so don't take the big leap until you are REALLY ready to do that.  (A lot of people make this mistake - just didn't want you to make it, too.)

The question is, do you want to be a hands-ON investor or more of hands-OFF one?

With STRs, you are in the HOSPITALITY BUSINESS. If you don't want to do that, then don't do STR.

I suggest you join your LOCAL Airbnb Community Host Club.  There are HUNDREDS of these groups around the world, moderated by local hosts in each area.  (I know because I am one.)

Here you can get hyper-local support, and there are usually online and in-person meetups, often quarterly.

A good property manager is going to cost you any gold you would have made.
