Aloha Rob the first step for leasehold STR property loan is to find out how long does lease has left? The lender preferably looking for over 30 years lease left, if it is less than that— say 20 years left the lender may offer you a 15 years mortgage conventional. I hope that helps.

Maui car rental are in shortage currently and those who has car for rent in turo are price gauging.

I happen to have car rental fleet prior to covid started back in 2019. I think it’s a good idea to get car for rent as long as it is not Jeep Wrangler. If you can get in to SUV that’s what’s renting right now.. good luck!

I was in your shoes over decades ago, single mom with so much drive. As a single mother myself, keep going and don’t allow your sexuality stop you from keep going. I have encountered so much hurdles being a “women” on the industry but I didn’t allow any of it. You will do great a much as everyone else just stay focus.

As per advice, analysis paralysis is really a problem in the industry... do it now and make mistake and learn from it. I wish I have done it way sooner but glad still did it and gamble my way in.

Maui market is really hot right now and finding a really good deal is not as easy as is used to be. Also, the lending for vacation rental is a lot harder prior to covid, 30% down now than it was 20% down prior COVID.

I’m a local active mobile home park park investor/operator in mainland, landlord in small multi family and own couple vacation rental here on Maui and also licensed Realtor here on Maui, love talk story so dm me anytime.

You may want to shop around for a better rate..

STR lender here on Maui are pretty tight right now but I am closing a STR with a client at 3%, 20% down.

I lived in Las Vegas from 2009-2020 and own few apartment complexes and SFH's. I personally prefer southwest area (Rhodes Ranch, mountain edge) for SFH it got hit hard during recession but it bounce back and its one of the good neighborhood and strong rent growth. Easy access to the strip, freeway 215... less traffic comparing to congested Green Valley, far away Inspirada :P. For small multi near UNLV, scattered 4plexes and small apartment complexes.
