Maybe the next time (if ever) you sign a lease with anybody, check the lease and see what it says.  My lease says the security deposit stays with the rental unit.  The last person there is the one that will receive the full security deposit.  Any changes in residents for security deposit must be addressed and agreed upon between the residents, not the management company. And they must sign a lease with the management company.  The security deposit, as said before, is for damages to the unit at the end of the lease.

Using Mr. Landlord locks and the Smart Key system are both good systems. As a property manager, some of my owners use one or the other. If they do not have them installed, I change them to one or the other, their choice . It saves money for the owners as you do not have to purchase locks every time a resident moves out or have to use ones that do not look attractive from wear and tear or try to color match. Some of my rentals have 1, 2 or 3 outside doors.  Also I only use locking dead bolts not locking knobs. So the knobs do not have to be changed..

Hi Michael, I really agree with Mark.  I am a property manager in the Dayton OH area.  I have walked through properties that out of state investors were interested in. Of course it was "a great deal" by the seller. After my walk through I would send the photos to the investor to look over. Then we talked about it.  What is the estimate of the repairs, is it in a good rental area? What should the rents be?  Did the investor put the right numbers on his work sheet? For instance, most management companies charge 10% management fee in the Dayton area, unless other wise negotiated. Tomorrow I am going to a multi unit to meet the property inspector for the owner.   If you have any questions just let me know.
