Hi Jason,

John is right in that you have to have your team in place in your location of choice. Your property manager is your key as they can make or break your investments.  I would also ask your property manager if they are also an investor and how often they physically go to the property.

We are a property management company in the Dayton OH area. We take care of all properties like they belong to us.  We do not slumlord. Prices all depend on what services you are looking for.  Rehab services, and/or property management. Usually property management is a percent of rents collected and a flat rate for finding a tenant.

As you are shopping for a PM remember that in OH they must have a real estate license.  Also make sure your values and the PM are going in the same direction.  If you decide to work the Dayton OH market area please contact me to see our property management company will work for you.

If you are looking at Dayton Lotlinker.com it will tell you the requirements.  And it is occupied by squatters you need to get them out.  Like Paul and Brandon said drive by and do your due diligence

Hi adam,  Outside The Box Real Estate does property management, helps with the rehabs and lists and helps with purchases for properties in Dayton and the surrounding area .  All companies in Ohio are required to have a real estate license if they manage for other people like we do.  So as you shop around for a property manager please ask if they are licensed as a real estate agent or broker. DP&L is the main ele. company in dayton.  Any of the others will want a contract. Check "apples to apples" for a choice of gas and electric companies in OHIO
