I was thinking that. I rent rooms in this house which has been a game changer for me. Such a need and not much out there offering rooms.

My Airbnb is grossing $45,000 a year. This home is appraised at $250,000. Can I sell my house as a business and market it as such and make more than the appraisal? If so, how would I do that? I have three years proof of income.

I bought an old factory with a partner and am converting it to art studios to rent at $3 per sq ft. The building has 5200 sq ft. The partner has encountered some financial difficulties personally and can no longer provide the money we planned to use for some of the rehab. I now need a lender to fund the rest of rehab which will be about $100,000. I would prefer a long term lender of course but am interested in whatever is available. I have fixed and flipped 9 properties and currently own a house and apartment that provides me with $50,000 gross per year. I refinanced that house to buy this building. Any referral for lender is appreciated.

I bought a property and included my partner on the deed. He has “left the building” as it were and I need to remove him from the deed which he is fine with. What is the quickest route to doing that?

I just bought a 100 yr old industrial building to convert to apartment studios. The walls are 13” thick, windows are 48”x83” and floor is thick concrete. The building is 48’ x 38’.  I love the look of the original brick and windows. Is there any way to achieve a comfortable environment without covering brick and removing windows? The ceiling is 14 ft high. I’m trying to consider all options for insulation. What have you experienced when working in this situation as far as insulation is concerned?

so nothings really changed in that aspect.  U will only lose money if you sell into a declining market.

for buying there should be some opportunities arise.. Also I would strongly urge buyers not to play the wholesaler games.. Just like they low ball the people they are buying from I would be low balling the wholesalers on every single deal until you get one you like.

I forgot to mention that the majority of my income is from my rental house. I have only been renting for a year and lenders will not use this income for a loan. This puts me in a position of needing a creative approach to financing. With that in mind would the programs you mentioned still be an option?
