Need loan to rehab long term rental

I bought an old factory with a partner and am converting it to art studios to rent at $3 per sq ft. The building has 5200 sq ft. The partner has encountered some financial difficulties personally and can no longer provide the money we planned to use for some of the rehab. I now need a lender to fund the rest of rehab which will be about $100,000. I would prefer a long term lender of course but am interested in whatever is available. I have fixed and flipped 9 properties and currently own a house and apartment that provides me with $50,000 gross per year. I refinanced that house to buy this building. Any referral for lender is appreciated.
