Steve cook has affordable courses on his website. He's been around for a loooong time now and always gets good reviews. There are many books out there on amazon, just be sure to note the publication date. Much has changed in the past few years! Best of luck.

I took a David lindahl bootcamp years ago. It was thousands of dollars at the time, with lots of upselling of course. I got some good information from that course, but it wasn't much more than you could learn from reading a couple of the aforementioned $30 books. I suggest starting with a book by Berges or Lindahl or both. That should give you a good introduction to how multi-units are valued, that is the biggest concept to grasp IMO.

I own several rental properties and I have received only 1 letter over the past 8+ years. That tells me that there is indeed a market (like me) out there. Keep mailing! Your audience is out there. Refine your search and don't give up. One of your mailers will eventually find the right seller on the right day.

This is a fairly common problem, in duplexes especially. Hopefully cooler heads will prevail and they will work it out themselves. Perhaps if it continues you could have a sit down with all parties involved and try to hash things out. Make it clear that you are not choosing sides and will not tolerate them disturbing the other neighbors.

Congrats Daniel. I have a bunch of rentals east of the city. One thing you'll never have to worry about in the Pittsburgh market is fluctuating property values! Good luck!

I'm glad this thread finally took off and thanks for all the valuable input. I invest in the Pittsburgh market, which is VERY steady. I have several rentals here which do phenominal, and Josh Cantwells option assigns system seems like it could kill in this market. Question for John and some of the others who have done this type of investing: Is working hand-in-hand with a solid mortgage broker and controlling the entire process and important detail once the lease is signed and the option is in play?

I've had a small stackable unit in one of my duplexes for about 7 years now and it's been great. Knock on wood.
