Post: How do I do a Multi-Family mailer to owners.

I have been trying to use a method similar to the one Chase so kindly outlined (below). I do this to search for owners of larger apartment complexes, however I seem to run into the same couple of roadblocks:

1. The property tax address listed on the county website is actually the address of the property management company instead of the property owner. 

2. The ownership on the county website is in the form of a company, rather than an individual, which does not have a phone number. 

If anybody has a solution to get around these roadblocks it would be greatly appreciated.

Some other strategies that may be helpful if you want to hustle in addition to direct mailing would be cold calling direct to owners.  Here is an overview of how you do this, with a couple of helpful resources:

  • Look up property owner from local tax assessor website. (Google "*property county* real estate tax assessor" and it should be one of the first links)
  • Get owner information from there, If its an LLC see the next step
  • Look up LLC on *State your in* secretary of state. Will say Business entity lookup.
  • After getting the personal owners information, go to fastpeoplesearch.com (free) and search the individual
  • Call and/or email them if possible.

If you are having trouble finding property owners to lookup and need a "list" a couple of other resources to consider may be reonomy, or costar.   They are a little pricier though.

For me it is definitely finding passive investors! I'm working on marketing my business better. I know the deals are out there because I've already completed one.

@Genene G. First off, You’ve seem to have done a great job recognizing your strengths/weaknesses. My social attributes are similar to yours. I have found that a smile goes a long way. If you aren’t one to approach others, then it’s crucial to put on a happy face so that others will approach you. Hope that helps a little.

I've been working on creating a database to mail letters to area apartment owners. I look up the physical addresses of apartments and cross reference with the county website. I've been able to source a few, but I'm running into a constant obstacle. It seems some of the apartments, particularly the bigger complexes, list tax mailing addresses of attorneys or property management companies. Has anybody found a way around this obstacle? I also have a similar problem when cold-calling and having to speak to a property manager. I want to get my message straight to the owners!

@Mahauijue Mack I would advise against such a large dog. I limit my pets to 25lbs, and if I’m met with resistance I blame it on my insurance company. For those who qualify I charge a $100-$200 pet deposit and $25 per month.

I recommend "Financial freedom for real estate success" by Michael Blank. It give a no-nonsense overview of syndication. For a more in depth analysis graduate to The best ever apartment syndication book by Joe Fairless. Both authors are knowledgeable and active members here. Best of luck!

I love my own backyard of Pittsburgh. The market is very stable and in some areas it's possible to buy at market values and instantly have decent cashflow on rentals. There's plenty of aging housing for both flips and multifamily investments.

@Twana Rasoul here is what bothers me: “mentors” who are supposedly successful investors, yet they charge thousands of dollars to teach others. I often wonder how many mentors are actually doing as many deals as they claim. If thy were doing deals they wouldn’t need to sell to students right??

Thanks to everyone for their input. On the off-chance I could be dealing with Saudi royalty or Arab oil tycoons.......I think I will proceed very cautiously with the stipulations that we meet via skype and any transactions will be handled by a 3rd party in the U.S. I'm seasoned enough to know that if something sounds to good to be true that it probably is.

J Scott I believe the meeting was to take place in Benin??? Yeah I'll stay in my cozy corner of the world for now!

I've been exchanging emails with a foreign financial manager and apparently he liked what I had to say because he has very wealthy clients who would like to lend me money to purchase multifamily real estate in the US. 500k is available immediately, with potential of up to (get this) 35 million! Sounds like a dream come true right?? The problem is that the investors would like to meet with me on their home turf in Northern Africa. First off, I don't even have a passport and have never left the states (nor do I want to). Second, I'm not even sure how to go about borrowing money from foreign soil. Are the rules of exchange different?? Also, I am skeptical that the whole thing is some kind of scam, although his credentials seem to check out. Curious what others would do in this situation??
