Foreign investors are attracted to the US in part because of the transparent and stable system, ease of doing business, and of course, expectation of future growth. Unfortunately, Trump has stated he intends to make the US more isolated from the rest of the world. If... big IF... he does what he said he would do, logically, it will have an impact on foreign investment in real estate.

Any deals I find myself, I go direct to the listing agent for easier negotiation. Otherwise, the ethical thing to do is use the agent who referred you. Keeping your reputation intact will help you earn more in the future.

If you can make the deal work as a 4-unit, go for it, and try legalizing a 5th unit later. But I wouldn't take possession with a 5th tenant in there

I would get rid of the window, but only if there's ventilation installed. You don't want to end up with too much moisture in the room that can cause more problems.
