I own multi-family property in Sumter. It's a good rental market. You could join a REIA in Columbia to get some more knowledge (Midlands REIA seems quite active). I also agree with the suggestion to get licensed - a great way to build more knowledge, and credibility.

  • Buyer doesn't have good credit, but stable employment and on-time payments
  • Buyer would meet ratios for a refinance once credit situation improves, based on current income and debt

@Daniel Stepp Instead of selling your home, why not refinance, pull out some cash and use that to invest instead? You can rent out the house and have a local property manager. Just a thought. Best of luck with real estate investing! It's fun and rewarding.

I invest out of state in South Carolina and love it. It's a lot of time on the phone, rewarding and helpful with diversifying across geography. I have great relationships down there.

That being said, I'm glad I waited until I had some local experience before jumping in long-distance. Happy to chat if you'd like.

Thanks everyone for the input. Yes, we're working on some minor clearing and improving lots (adding utilities, etc.). That's helpful information. I'll also check with a local civil engineer.
