@Jeff DeHart - I know this thread is a year dated but it would be good to connect. We invest across the central valley - specifically Stockton, Tracy, Modesto, and Turlock. I know this post is a couple of years dated, but reviving this post to see if there are wholesalers in the Central Valley that folks have used and recommend?

Sudha, it has been impossible to find a breakeven investment property in the bay area the past 3-4 years. Many investors are/have found properties in the central valley - between 1-1.5 hours driving radius from the bay area (Stockton, Sacramento, Turlock, Tracy, Modesto...list goes on). For new investors, buying out of state property can be difficult to digest than something in a couple of hours driving distance. It has worked for us and happy to provide you my point-of-view. Vivan, welcome to BP. As you will read on a number of forums and on the BP podcasts, the best first step is to purchase a property that you could house hack. With a $20k budget, the Bay Area Market is pretty much a non-starter because of the high-$ value entry point here in the bay. Nonetheless, outside the Bay Area, I.e. California, other markets could be invested in OOS. 

Another method to invest is to partner up with someone/group of people. Good luck!

If the cabinets are in decent health, painting the cabinets can make a world of difference. Definitely a cheaper alternative to installing newer cabinets. Newly painted cabinets can easily lighten up the entire appeal of the unit and this also helps you attract better tenants, that potentially want a newer looking unit.

Edmondo, we've acquired a number of MFRs this past year in Stockton and the 1% rule is pretty difficult to find in this market cycle, even in Stockton. If you want to chat more about the area, let me know.

Read the forums, read books (maybe a suggestion is The Millionaire Real Estate Investor by Gary Keller) and set a strong foundation for yourself. Next, BP is a great network - individuals are extremely helpful and forthcoming, so try and network with individuals that you relate to. Basically become an expert. Good luck!
