@Andrew B. / @Sam Josh - the deal we have is for a duplex in the low to mid-200s in a decent B neighborhood that requires approximately $15-20k of work. Agreed with the fact that the market has stretched way to far, but unless we see a value add deal, we aren't entering the market at this stage. Folks that were able to enter the market post 2009/10, received a great entry point.

Since you are both from the bay area, I'd be curious to know what your REI advice has been to millennials?

Jake Leicht - recommendations on a good general contractor in the Stockton area? We are in the process of securing a duplex in Stockton and trying to get recommendations on contractors that are reliable, independent, and cost effective. It’s been hard to find one that meets each criteria. Recommendations would be helpful!

@Andrew Fielder - definitely have to give you props for being able to self-manage in a place like Stockton. We self-manage our properties as well, but we are only an hour away. As Alpesh mentioned, if you could be a bit more specific - I can definitely try and point you in the right direction. We are interviewing a few individuals to help us manage our properties as well and can have them assist.

@Tim S. / @Alpesh Parmar  - definitely makes sense.  Goal was to try and stay local in order to gain "hands-on" experience and Bay Area and parts of Central Valley have become uninvestable.

What has been your method to determine the best OOS city to invest in? When investing locally, you can drive by the area, meet individuals that live locally, etc. that can provide you a lot of comfort into the right areas to invest in.  Finding the right team on the ground to manage your OOS investments is also typically hard (relative to local) to find. Would you mind sharing what method worked best for you guys in this regards? Happy to PM you to see if you would be willing to chat for a few minutes at a time convenient to you.

@Rahul Bhatt - trying to invest within a 100 -150 mile radius. CF properties even in the Central Valley have become extremely hard to find, because of how hot the market is - unless you go into the C / D neighborhoods. Trying to balance the portfolio, but again - not a whole ton experienced, so trying to get thoughts from other. 

@Ned J. -  appreciate your insight! Definitely agree that the market is really competitive. Finding any decent CF generating properties that doesnt have a crime issue or a potentially vacancy issue has been difficult to find.

@Rahul Bhatt - we own multi-unit properties that cash flow in other parts of central valley, stockton / sacramento. Typically I'd like to stick to one asset type and keep on the MFR train, but with Mountain House blowing up (in a good way), trying to find properties 4-5 BR that individuals that work in the valley/east bay might prefer. Tracy to Santa Clara on the Ace Train takes an hour 20 tops. So trying to tap individuals that would help build up equity in the SFR as well as own properties in the portfolio that also have property appreciation and not only CF.

Haven't looked at Richmond to be honest, and based on my research - I still liked Tracy over Modesto also due to proximity to the Bay. See that you live out in Fremont yourself - are you invested in the Central Valley, what's your perspective?

Hello! I'm trying to buy a SFR property in Tracy, CA. New investor, living 35-40 mins from Tracy (in East Bay). Approximately Purchase Price - $500k - $550k .

Biggest reason for investing in Tracy is that a lot of folks from the Bay Area (Silicon Valley) are migrating out of the valley, and moving to the Central Valley. A number of individuals are traveling out to valley using the Ace Train (that connects in Tracy). 

Looking for advice on if individuals from the Bay Area recommend Tracy as a town to invest in. And if they do, are there areas you recommend and areas that you would absolutely avoid. 

Any advice or suggestions would be much appreciated.
