I've been told by a Real Estate Agent that investing in College town areas can be very good- be aware of the school, she recommended trying to market the properties to Graduate students simply because they're more.......responsible...more or less. Also, make sure the property is close enough to the campus to walk if the student doesn't have a car, or make sure it's near public transportation. 

I hope putting my 2 cents in helped some! I'm also thinking of investing in the same College town I went to.

Welcome @Teah S., I'm new as well to bigger pockets & Real Estate Investing. There are a ton of resources on bigger pockets that can help you, also-contacting a local real estate agent can open a few doors as far as hard money lenders, great areas in your city, and others-if they're also investors or deal with investors.

Thank you everyone! Everyone seems to be leading more towards buy and hold, so that definitely puts some things into perspective. I'm still trying to learn the ropes of the business and just take the leap of faith on a property, but your posts all helped a bunch. Thanks again! : )

Hi All! Newbie Investor here........

I'm looking for a way to get passive, steady income and I thought a sure-fire way to do that was to start buying and holding. However, I'm also thinking of relocating from Missouri down to Texas within the next 2 years. 

I also am learning more and more about wholesaling, and how it can be illegal if I don't do it right (which is obviously what I want to avoid). Also- there might be more money down than I think, which I might be able to handle as long as I make a profit as planned. 

So.....wholesaling first or buying and holding??
