Post: Tenant/Landord Rights in Missouri

Hello! I have a duplex, one side I'm renting in, one side has renters. They have lived there about 2.5 years. Never had an issue with rent. However, during the summer, their bathroom sink started leaking due to a faulty faucet and didn't tell me for 1 month. When they told me, I pay for a plumber to take care of the issue and believe it is solved. Then approximately 2-3 weeks after that is fixed, they tell me there have been an infestation of bugs (no see-ums & supposedly "buffalo gnats") that have been biting them inside due to the leaky faucet because they supposedly started when the leaky faucet problems started. It's been a wet summer so I don't doubt the amount of bugs outside, but they start claiming these bugs are coming from the sewer. I pay Orkin $250 to take care of the issue and they claim they are still getting bit and they are still in the house. They decided that the house was deemed uninhabitable the SAME DAY that they tell me there are bugs in the house.

First, they asked for me to pay for a hotel room for them since they conveniently had nowhere to go. I respectfully declined due to that being a renter's insurance benefit. They moved in with their parents for about a month. They pay the rent twice a month on the first and 15th. They didn't pay the 1st of August, but paid the 15th of August. They then tell me that despite the 3 times that Orkin has been out there, that there are still biting bugs, but it has "gotten better." They failed to pay the 1st and 15th of September and informed me they put a contract on a house and planned on moving out at the end of October. 

I was thinking of withholding their security deposit due to unpaid rent. Should I pursue further action or no action at all? The rent is $655 a month, and their security deposit is $400. Thoughts from my fellow investors?

My biggest mistake was going to one of those real estate meetups and paying for a mentor's help. $1500 later I could have gotten the advice and help from biggerpockets for free

Congratulations on your 'future' license and good luck to you! I currently house hack in the St Louis region myself, and is familiar with the area. I do hope one day to purchase a few homes in the Wentzville and O Fallon area as those cities are indeed booming. Maybe someday I will use your services and good luck in the Real Estate Investing field!

Hi Joseph, and welcome to the BP community! As a new investor myself, I am in the same boat as you- except I started house hacking for my first property. Like the many posts before me, definitely do your due diligence on a condo and the fees and regulations associate with them. I advise against them for your first one. I know the fact that it's near a college makes it tempting to invest in that area (simply due to the fact that MANY students would rather live off campus than on) but I would consider who you want living in that property, and the risk that is associated with it. Also consider meetup.com for investors near you. They may have more insight into investing in that specific area vs an outsider. Hope this helps and good luck in your investment adventures!

Can someone please tell me why certain areas, aka St Louis, is a good city for renters? Is this based on income, unemployment rates, amount of properties available, etc.....

I am a current landlord in St Louis, but thinking about expanding my search outward of the City.....If anyone has insight, I'd love to hear it. Thank you!

Hello all! I'm looking for my first rental property in the St Louis region! I'd prefer to buy duplexes in South City or Shaw, but am also looking into single properties in U. CIty, South City, and perhaps Lafayette Square. I've been reading about what I need to know, but I think I need to just do it to experience what it's actually like! I also want to spend no more than $100k

Any advice for this newbie would be greatly appreciated!

@Jason Pelch I was literally just about to mention that. Those bus tours- are they available for nonmembers of the SSIC or just members, do you know? I don't go to any of the meetings due to a scheduling conflict, but I do get regular emails.
