@Jamie DeRossett Why would you say Lexington and Georgetown are the 2 best markets in KY? Are you basing that on cashflow, cash on cash, vacancy rate, ect...

@Joanna Banks rent would be based on what the market commands. Rentals in Lexington, KY would be vastly different than rentals in Winchester, KY. Just have to run the numbers to see what works. 

If an investor was dropping 85K cash (down payment and repairs) into a buy and hold property in these areas unless it was a commercial property (4 doors or more), I would think the ROA would not be great. That would be just a lot of money out of pocket that could be invested elsewhere for a better return.

I agree with what @Kelly Bankes has stated.

If you are just looking to dip your toe into REI, I would suggest a Duplex. This may fit more of your personal living condition criteria as well. You can live in the one side (like you mentioned) and try land lording the other. If you still wish to pursue REI after your duplex experience than you can sell your duplex (or hang onto it) to an investor or someone looking to live in one side of the unit. Four plex could be argued is wisest financially but I would think a duplex would be a nicer starter. Seems there isn't many four plexes right now for you anyway.
