@Steve Spencer that is usually what it takes. Sometimes tenants just need to bit of "persuasion" to open lines of communication. Now that you have accepted money the process starts back at square one. Could a difficult process in getting them out on this one.

probably should have started the eviction process awhile back but I guess never late then never. You have squatters and this is probably going to suck for you. See what your lease says and make sure you got your bases covered. Make an above and beyond attempt to contact them with a paper trail. The certified mail to them is a good idea and document everything. You need to start that paperwork ASAP.

@Andy V. if you are not finding the returns you want maybe you should look elsewhere. Yes making money each month is good but you just need to figure out what your goals and set a standard to go off of. 

You can absolutely make money on simple buy and hold real estate without putting more than an average down payment down. Many have proven that. Definitely paying all cash will create more cashflow for that property though lol. Just cash on cash probably wont be great.

@Tony White like @Jeff B. said it can be a tricky process. You just have to figure out what the market in your area commands and provide better. In his friends case I would say the tenants were almost already out the door because the rent was at or above market. Just a thought though.

Making cosmetic changes may not justify raising the rent. You will find that tenants don't really care if you have new gutters or not. For example, they care more about the stuff that benefits them most like if you are quick to repair things.
