Does it need to be a licensed General Contractor or is a licensed Home Builder acceptable?

If it’s larger than the other two bedrooms, and in really good condition, I bet you can get away with $1000/month. From what I understand, the rental market is about as tight as the sales market, with low inventory and high demand. If you don’t have a successful applicant in 1 to 2 weeks, you can adjust to $950.


also, Grayson Valley is going in a good direction.

You do have to talk to the Jefferson County permit department to get the records of what’s been pulled

I would let who you’re talking to know about the discrepancy between the tax record and what they’re telling you, and seeing if they have info that hasn’t been publicly recorded yet

Definitely not a red flag as tax records are very often not a current reflection of the property. I’d say maybe 30% of the time they’re off in Birmingham, either finished square footage, beds/baths count, or both

Depends on whether you are a seller or a buyer. Usually the desktop appraisal will result in appraising for the contract amount, so in the seller’s favor. 


however, recently we had an appraisal done on a flip in a mixed income community, 35211, and I can prove that the appraiser did not go in person and gave us a low appraisal based on his previous judgments about the area.

Everyone’s going to tell you Jeff Parmer and they’re right. There’s definitely others in town who can serve you well but Parmer has the reputation.

Justin Jenkins is a local attorney who is very knowledgeable and accessible here in Bham. I and multiple clients of mine have worked with him on creating LLCs. Would highly recommend over some big company like Legal Zoom.
