 Hey Jared. If you are having a vacancy issue in Birmingham, your rental is overpriced. We have a very strong demand across-the-board at most price points and you should have no trouble.

I think it's healthy because it seems that the majority of activity is driven by value-add strategy and not just speculating on the wave of appreciation.

This WSJ articles says the amount of houses being flipped is back to the level it was in 2006, but shouldn't come with a great amount of concern. Also, the #1 market for houses flipped in the last quarter was Birmingham, AL and I'm a little bit proud. This is due to the quantity of turnkey flips here, most likely, though we do have a booming retail flip market going as well. 

Thoughts? Is it right to say that we've returned to this percentage of flipped houses being sold, but it is healthy?

@Will Gates  there isn’t any water damage, the roof was replaced and some drywall done on a couple spots in the kitchen and living room where there was water damage.  The two rooms in the basement  could really use to have the paint scraped and a new coat put on, probably a dehumidifier installed as well. The tenant used  them both all year long last year, and the new tenant has not mentioned them.  But water damage, no.

Great long-term rental property in appreciating South Roebuck neighborhood with strong rental demand, probably still at least $50/mo under market rent. All-brick, new roof and plumbing summer 2017, new HVAC summer 2018. Full basement with two finished rooms, 1 is a bedroom. Basement HVAC square footage not included in the 1,590 sqft. 

Tenant is current and would like to stay at least through 10/2019, 1-year lease. Not listed on MLS, call me with any questions or to view. 205-677-3387

Your question is pretty vague, so not sure what kind of answer you're looking for other than personal opinion..

But - if your trip was from Fairfield to Homewood to North Bham, I can imagine the impression you got. Fairfield has been struggling for a long time - I mean how often does a Walmart close?

You may or may not have gotten a true taste of downtown, but lots of renovation is going on, residential and commercial. There are some large commercial and industrial projects happening in the near future, not to mention they're completely rebuilding our interstate system through downtown, but you were probably here to see SFRs in cash-flowing neighborhoods and those aren't going to be exciting.

1. Jeff Parmer - Possibly the most investor-friendly closing attorney in town. Where I'd go for owner-financed deals.

2. Member's Title - also extremely investor-friendly, possibly best price.

We have a very low multi family inventory. I assume you're looking for 40-80k pre-rehab, correct? And at that price point probably duplexes or triplexes?

The neighborhoods that have multifamily here I don't think I would qualify as C+ to B (though everyone uses the A-D or A-F spectrum differently). A lot of people think Eastlake will continue to gentrify, but it's a gamble. Center Point is kind-of going downhill, or maybe just becoming saturated with investors. Tough to sell retail in there, almost everything is a rental. Both of those neighborhoods you might classify as C.
