Hello everyone. I am a sales person for Aspen Roofing and Exteriors. We are in the DFW and surrounding areas as well as Colorado, Kansas, and Oklahoma. By obtaining trust of homeowners in properties who previously thought they couldn't sell their property. By contacting absent land lords who no longer want to work with a property they don't want. Taking a property off of the hands of someone trying to downsize. I have to FIND those people first.

I am working closely with a real estate agent and I am drawing a blank of the most efficient way to find motivated sellers. After a few sub bar but fruitful tactics (cold calling) I thought I would ask the bigger pockets network. We are really just getting started so we could really use a few quick successes to get the momentum on our side. Thanks y'all.

From hearing from many landlords and even property management company owners, you would be doing yourself a really big injustice sticking only to Single family units. They are more headache. 

I would move your plan to houston, Austin, the DFW, Parts of Florida. Basically anywhere but cali. But that is just me and I am a tad bias.

Also, proportions are just that.... Proportions. Why not shoot for bigger fish and save the headaches. Say 3 major apartments vs many SFU.
