yes of course. They are very open and informative. They will all come in handy at some point I am sure.  I am currently learning all I can from the lender. He has been doing his niche well and for a very long time. I feel as though lots of people could have mentors in this fashion.

I work at a shipping center with PO boxes during the evening. I have realized lots of business owners and entrepreneurs have PO boxes. As I am fretting for not only a mentor in insurances but also in real estate. I realize something while making small talk with all of the box holders. One is a retired insurance agent, three are real estate agents, one is a property management company owner...who explained after her work she just cuts landlords a check of profit y no mas from the land owner. One is a home inspector and landlord. Another is the owner of a real estate financing company, and there are five or six landlords, a renovations company and last but not least...about three HOA groups. So no... I do not have one set mentor to teach me everything I need to know. I have a jigsaw puzzle patch work of about 25 mentors. All bringing something different and unique to the table. I exchange good packing and shipping for their priceless knowledge. Good customer service like walking boxes to their cars, handing them their mail. calling when checks come in. They talk about it all. From success to mistakes to things that were down right funny. They love to talk about it and I love to listen. They are my mentor crew.

@Paul Timmins I have been digging through the Ebook of mistakes and what they would do differently. It is very interesting and shows alot of perspective. A saying I have heard is if you want to succeed learn from your mistakes if you want to thrive learn from the mistakes of others. Something of that nature. I am keen to learn of your student housing niche. This would be great as I already know of some places that fit that description and they are never empty. Interesting niche market. very lucrative. Thank you for your insight and direction.

Hello, my name is James. Native of Mckinney, Texas just north of Dallas. I am new to this group after finding it on The Fast Lane Forum. If you have not been there it is very fun and there is a good translation between these two. Anyway, I am 20 years old and I have lived here for the past 15 years of my life. I am a life insurance agent. That in itself should let you know my skil lset. I am also a hustler. Someone who isn't afraid to get dirty or face the grindstone. Just hit the ground running from my first job and never looked back. I have done alot. From tear down wedding set ups at midnight to working for a fortune 500 company straight out of high school. I have worked multiple jobs at a a time since I was a junior in HS. I love the idea of passive income and I also love forums and how easy it is to get information. I am an avid fitness buff and I love to make people laugh. I also have alot to learn! do not take me saying I have done alot as I am all knowing. I am very coach-able and love to learn. I have alot to digest from this forum and I thank y'all for being so open and kind. I have found I vibe better with people older than me. Thanks for having me.
