You been a trustee probably close to 50+? Is there a list of Professional Trustees that I can get.

Instead of trying to find Trustee of an estate, it seems to more efficient if I work backward. I would do a monthly mailing to the list of professional Trustees and let them tell me what estate they are currently managing.

Try marketing it as as a Rental Income property since it used to be a boarding house. You can arrive at the value through rental income it will generate instead of using comparable properties sold.

I would market photo #3 (the leaning house) to overseas buyers from Pisa, Italy. It is the latest architectural design inspired by the "Leaning Tower of Pisa".

I would market photo #10 (the floating umbrella) to retired astronauts. Brings back memories of the good old days of their gravity defying adventures.

Don't start your tenant/landlord relationship on the wrong foot. If they have a lease, you will have to honor it.

Don't pressure the tenants, do this instead.

The issue you have is that the tenant are paying below market value. There are two side of that transaction. The current landlord had agreed to the $375/month. Ask him to pay for accepting the sub par rent. Explain to him that the rent is below market and it affects the value of property.

Ask the Seller to give you $1,500 credit ($500 mkt value rent - $375 current rent) x (12 months).

Problem Solved: You get your equivalent of market rent and the tenants won't resent you.

You might be able to find some opportunities in your own back yard.

Alamonte Springs 32701 zip code has 15% Gross Cap Rate adjusted for typical vacancy in the area. Just have to weed out investor unfriendly condo assn.
