@Mitchell Litam Check the sprayer hose, it might be loose. I had the same problem. Since the hose is pressurized when the faucet is on, this meant that the sprayer leaked a little from the bottom while the water was on, and a little bit after turning the faucet off. This meant that the next time you turned the faucet on, the hose was partially empty of water, so it took a second to pressurize the hose before water would come out of the faucet.

  • @Zack Pirulli Lead paint disclosure is an important part of the rental process, particularly if you rent to families with little children.Disclose any known information on the presence of lead-based paint in the building. That includes any common areas like laundry rooms or lounges.

@Timothy Bever You cannot require a pet deposit from a tenant with an emotional support animal. If the animal does cause damage while residing in the property, you can make deductions from the tenant’s security deposit for this damage.
Service or emotional support animals do not usually require any type of certification. The evidence you should rely on is obtaining the doctor or other medical professional’s advice that the individual needs the animal for daily function.

I've just gotten started and if I have a good relationship with a tenant, is there a good place for them to leave a review?

You can find deals out there still that meet the 2% rule, but it will take patience and lots of screening your market for every deal that comes for sale each week.

Hopefully you can get it fix before the closing. I had the same problem where I have to check the Taps, Sinks, Valves and hot water cylinder and all other pre-tenancy plumbing checks.

Hi @Kyle M. If only one person controls the thermostat, I can already feel tenants might complain on having it either too high or too low. You can add electric baseboard heaters with thermostats in each unit that they can control.
Keep the house heater set to the minimum 60 degrees to prevent frozen pipes, and lock the thermostat.
