If you just need help working through an underwriting model, Adventures in CRE has a course (I have not taken) and they have some great pre-built excel models. The challenge is: learning how to plug in data and assumptions into excel is one thing, and can be easily taught.

The more dynamic part of underwriting is the actual assumptions you use.  Here, you should be looking for local investors, property managers, brokers to understand the fundamentals of each asset's submarkets.  Turnover costs and frequency, vacancy, etc commonly is higher in lower income areas than higher income areas.  Higher income areas generally require more cost in landscaping and overall upkeep to maintain a higher end product that the tenants will pay premiums for.  What each neighborhood is looking for will be unique and requires a local expert to help provide that type of input.

 I am looking to understand how to master plugging in the data and assumptions into excel but also the dynamic part as well! Your response pretty much nails it on the head. As well as just consuming the proper education and tools to do so. @Evan Polaski

Just looking to sharpen my skills for commercial multi family. I am knowledgable with small multi family but I am just looking for guidance in terms of properly assessing/ underwriting commercial multi family deals (value add)

Currently I am located in NY but a remote investor in Columbus & Cleveland. If anyone can point me in the right direction, would appreciate it deeply! As always if there is anyway I can add value to you please let me know, lets all grow!

Good afternoon!

I am a remote BRRRR Investor. Currently investing in small multi family but looking to transition to commercial value add's in the future. I am looking for someone to refer me to a lender/ company who provides HM loans but with deferred interest payments! Looking to scale with more acquisitions but at the same time mitigating the monthly recurring interest payments during the duration of the loan. I appreciate all of your advice and references in advance.
