@Taylor Shapiro I haven't signed up for their coaching but I read their book. It could be a great resource for new multifamily investors. I'm a certified apartment manager with the national apartment association so I really don't need their coaching program. But someone without experience who is serious about multifamily investing could get a lot of value out of it. The book is $20, $6 on Kindle and I think it's a good way to get familiar with the basics. People have to decide for themselves if the coaching is worth the money. Feel free to email me with any other questions - Matt at ChasewoodProperties.com. Good luck!

Did you ever end up moving forward?

I'm an agent/investor and for fun a Pediatric ICU nurse in the Cincinnati area.

If you have any questions let me know, I don't need to be your agent either to answer questions just happy to help if I can.

Hope everyone the best and much success here :)

Good evening,

I am an remote investor located in New York. Looking to invest in Cincinnati, OH.

My goal:  Looking to close on 16-24+ Value Add small multi family homes in the C to B+ areas. (Looking to crack into commercial in the near future)

Level of rehab preferred: Cosmetic - moderate (Will consider full gut if the deal makes sense)

Criteria:

MFH (off-market)
2+ Units
$350k and under (Will increase if the numbers make sense)

I am looking to really solidify my core 4 & get deeply educated on where exactly the C to B+ areas are.

We are closing with hard money and already have pre approval and liquidity to move forward on deals immediately.

If there is anything that I can do to add value as well please let me know.

Thanks in advance.

Great choice in city! Would be more than happy to assist wherever I can. Looking forward to connecting!

@Jordan Fiore I've scheduled a calendly for tomorrow!

Post: Efficient BRRRR Calculator leveraging HML

Hi all,

I had a question about the calculators. The BP Pro BRRRR Calculator is great but I realized that it doesn't really take into consideration if you were to leverage hard money vs if you leverage your own cash.

For example, HML have a will cover up to 90% PP and 100% of rehab on a draw basis. So this technically alters the CoC Return because you would essentially not be putting out the full rehab amount out of pocket just the first draw which is reimbursed but in the calculator it puts it into a scenario where you would be putting the full cash out which I feel alters the CoC Return.

Correct me if I'm wrong, or if you have another calculator that is more precise!

Simply connect with those that provide rentals in the Cleveland markets.  Also BIG mistake not buying ( in certain areas ) in East Cleveland. Its all about knowledge and your team. I was told I was crazy to set up shop in Cleveland 10 years ago, well how wrong were they all. We were told we are out of our minds to buy in EAST Cleveland, again how wrong were they, we know what's coming.

OH you better be cash or well it will be very difficult to get a great deal

All the best

@Bob Stevens

Thanks for your response. Can you go into depth on why I would connect with those who provide rentals when I stated I was looking for wholesalers?

Also I stated that I was open to the suburbs of east side of Cleveland, not writing of east Cleveland entirely. Please read my post to it's entirety as I think there might be a misunderstanding.

I know just about every respectable wholesaler in the city of Cleveland. I turn down at least 10 deals a week.

Awesome if you have any that acquires details in my criteria I would appreciate the connection.

Happy New Year!

I’m an out of state investor and I’m looking to shift capital & connect with experienced wholesalers.

I’m a direct buyer (NOT A WHOLESALER)

looking for MULTIPLE Value Add multi family homes in the C to B+ areas.

Criteria:

MFH

2+ Units

$300k and under

Not looking for anything in East Cleveland Unless its the suburbs.

We also purchase in Columbus

Let’s connect looking to build mutual beneficial long term relationships!

There really aren't any credible wholesalers operating in this market. All you'll attract looking for them is folks with no experience who are just tossing properties on Craigslist at like 3x their value lol.

Understood, thanks for that. Just looking for access to more deals if any :)

So what are you looking to do with the properties? Are you buying  fixing  and flipping them to homeowners or keeping them as rentals?
