I speak to investors and would be investors daily... what's stopping you from pulling the trigger? I talk to a ton of people who know the numbers, know a good deal have capital and are capable and yet they aren't ready. What's your reason for not being ready?

Why do we nickel and dime our customers. Why do we make good tenants into bad?

Why do we stress over a broken key?

Get the key replace the lock be the hell done with it and stop. If ya can't afford a lock and a key you can't afford to be a landlord.

@Sarah Davis part of the valuation of a property is the present value of its cash flow. Is there an opportunity to reduce the asking price? Gonna cost ya money to deal with this tenant.... should be considered in purchase price

@Niobe Burden Austere hey Nicole. I hate giving this answer... loathe it actually but. It's possible that is an accurate number. It's also possible it is not. I recently did a foundation with similar issues, needed to be underpinned and waterproofed. All in cost was 45k. Could have don't waterproofing for 5k but the problem was more complex than that.

I don't think you're going to get an accurate answer by what you have here on bigger pockets. If you need to know for sure get more estimates. That's the way to go. Best of luck

I'm considering a couple partnerships/joint ventures. I have a good feeling and done due diligence to the extent I think I can but I'd like to know your best/ worst partnerships or any anecdotes that may be helpful when considering arrangements of this type. Thanks!

When you're doing demo how do you calculate your dumpster needs? I'm curious how others do it. In my experience, for residential, I estimate about 30 yards per 750 square feet of home. What do you think?
