@April Clark

You have a plan. You're smart. You came to this plan thinking knowing what you know. Don't poke holes, don't stop... execute. You have what you need to move... do it and never look back!

All the best!

@Rafael Martinez

It would be an incredible way to get the attention of big gov, big business etc... it would almost have to be 100% participation tho... I think about this all the time. We as consumers have the power to stop the flow of the dollar when and where we want to. But need an effort that is massively huge for it to impact correctly...

@Mitchell Lash why would you want to keep it? I'm just wondering. You have plenty of time to rent it. Maybe you lost sometime. Did they pay for the background check etc?

I'd have no problem returning it assuming I want out any loot. Personally wouldn't feel right keeping it but to each their own.

in the northeast we see some very old homes that are structurally fine and can last.  when i inspect these homes i look for structural issues.  foundations are a big deal, water flow anything that can contribute to sinking or a major issue down the road.

@Nathaniel J Mott

This is exactly how I started my demolition contracting business. And then moved on to general contracting. To say demo is "unskilled labor" is well... just wrong... so wrong on so

Many levels ha. Ignorant even but... I digress. Demo is a great way to see how the insides are built... from there you can start getting an idea of how estimating works.

Talk to the other trades make connections with carpenters, electrical, plumbing, finishes... way to go

@Brennan Crick

Are you working with a true decision maker or a sales person/lender? I was in lending for over 20 years. Many producers are backed up with requests and put you on the back burner until their hotter deals cool off or close.

I'd ask to speak to a chief lending officer, ceo or svp. Sometimes that's enough to get the ball rolling. I don't see in this thread if they've pointed to a specific issue or not. Doesn't seem like there is enough here for this nit to have been committed already. I'm happy to talk offline if you'd like. Feel free to dm.

did the bank do a full appraisal or a desk top appraisal?  make a difference, one is much less detailed.

i know im jumping in late, but have you considered cash securing a loan and then refinancing once the property is generating income?
