I'm hiring a person to answer calls/leads from my direct mail campaign. If you have experience hiring this type of person, what do you think is the personality profile or type of person to look for?

We have rented thousands (and still do) of properties with pools. You definitely need to consider the liability, however, you can overcome that with insurance and taking the proper steps to follow the laws in your state around securing the pool. The issue you will have that you need to consider is the maintenance cost involved. In my experience, it will cost you over $100 per month in ongoing maintenance and even more when you turn the house after your tenant moves. These costs are generally not something you can get increased cash flow for, nor recoup. I agree that removing the pool is the right move, since it is above ground, however, I would not always shy away from homes with pools as rentals.

My name is Corey Donahue and I've been in the single family REI space for about 15 years. Recently, I was fortunate enough to be involved in the ground floor start up of Invitation Homes (INVH) which finally went to the public markets this past February. (I opened the Florida markets and ultimately was responsible to buy/rehab/lease/manage over 12000 single family homes which we bought 1 at a time from Q2 2012 to Q4 2014) Lucky me, I can say I have signed more individual closing packages than anyone in Florida history... that and $5 still only buys me a cup of coffee at StarBucks!

Now that those ventures into the PE markets and doing this business at large scale are part of my past, I'm extremely excited to get back to my favorite part of REI, meeting people, doing deals, and helping other fellow adventurers in any way I can.

I am very excited to be part of the BP community. I have spent a lot of time recently listening to the BP podcasts, etc and I am thankful for the vision that Josh had to put this community together. 

If there is ANYTHING I can do to help any of you, please let me know. I am excited to plug in and do anything I can to help others avoid many of the thousands of mistakes I have made in my career (and maybe do some good business along the way).

I would recommend a central place around Ybor or Westshore. I can get a room for us in Ybor, I believe, if that's helpful. It would be at a restaurant so we would need to be prepared to order food or drinks.
