If I end up renting my primary residence, what should I do with the above ground pool? What kind of liability will I have? Will some type of waiver signed with the lease cover me? Do I need to check with the insurance company?

If you are going to rent remove the pool. Liability risk is high, insurance coverage will be an issue, you will get sued if there is a drowning and a waver will be of zero protection. Rental properties should never have pools, trampolines, etc. Not only is the liability issue off the chart risk wise do to the fact that tenants are extreamly irresponsible they will also never maintain a pool.

Remove the pool or do not rent the property.
