I was approached by Tesla to install Superchargers on my property.  I was wondering if anyone knows the market rate for charging stations to rent space in a parking lot?  We are located in North Jersey near NYC.

Hi

I have a commercial strip mall located in New Jersey, and one of my tenants is about 7 months behind in rent.  We filed for eviction, but the marshall has still not (it's been almost 3 weeks) notified the tenant.  I know the eviction moratorium is over, but I was wondering if anyone has had success in NJ evicting non-paying tenants.

My tenant recently started to pay rent but he still owes a ton of money.  My attorney has advised us to not deposit the rent checks from this tenant until the tenant is evicted.

Does anyone have any similar experiences or advice?

Thanks,

James

Hi guys -

We are leasing out a commercial space with a 5 year term and a 5 year option.  The broker is asking for 7 years of commissions - is this normal? Do you think it reasonable to cap the commissions at 5 years (just the initial lease term)?

Thanks,

James

Hey guys-

We own commercial properties (warehouse and strip malls).  We've already offered discounts and deferred payments to some of our smaller businesses.  Now that there is a stimulus package benefiting many small businesses, I am wondering if other landlords have seen less requests for rent concessions.  Are you denying these requests because a stimulus package is available? If you are offering any concessions, are you asking for anything in return?  Are there any good ways you have structured rent concessions?

Also, some of our tenants are larger corporations in categories that may not benefit from the stimulus plan.  Because of this, it's difficult to deny some of their rent concession requests.  Is anyone in a similar situation and has offered concessions to these type of tenants?  If so, what types of concessions have you offered these tenants and have you asked for anything in return?

Thanks,

James

Thank you for all the feedback!

Hi

I was wondering if anyone has experience with Medical Marijuana Dispensaries.  We have received numerous requests by potential tenants to open dispensaries in our properties.  Has anyone seen an uptick in crime in their properties due to these types of businesses?

Thanks,

James

Great thanks guys!

Hi!

Can you please recommend any good sites (aside from Costar) to find retail renters for a strip mall space?

Thanks!

James

Andy - Thank you so much.  I really appreciate it!
